6th & Rio Grande

701 W 6th St., Austin, TX 78701

In the first quarter of 2020, San Antonio developer Kairoi Residential purchased a 0.44 acre lot at 701 West 6th Street, with the intention of constructing a high-rise apartment tower. Kairoi has partnered with GDA Architects to produce a unique, prism shaped tower to accommodate Capitol View Corridors that overlay the site.

7th & Colorado Hotel

617 Colorado St, Austin, TX 78701

New York-based Turnbridge Equities is proposing a high-rise hotel at the northeastern corner of 7th and Colorado streets. The hotel partner for the project is CitizenM, an โ€œaffordable luxuryโ€ Dutch hotel brand with three other hotels in the U.S. Preliminary documents show a height of 204 feet with 17 floors and 344 rooms.

305 South Congress

305 S Congress Ave., Austin, TX 78704

Members of the Atlanta-based Cox family, which in 2018 sold the Statesman to Gatehouse Media, own the 18.9-acre South Congress Avenue site on the south shore of Lady Bird Lake and are partnering with Austin-based Endeavor Real Estate Group to transform the site with up to 3.5 million square feet of development. The vision calls for high-rise towers with offices, apartments, condominiums and hotel rooms, shops and restaurants, a waterfront park, a boardwalk, an amphitheater, and a bat-watching area.

321 W 6th St, Austin, TX 78701

Minneapolis-based Ryan Companies is proposing a 530,371 sq.ft. 58-story apartment and office tower at the corner of West Sixth and Guadalupe streets – catty-corner to what will be Austinโ€™s tallest building, the 66-story Sixth & Guadalupe, now under construction. The tower will have 370 apartments, 140,000 sq.ft. of office space, and ground floor retail. Tishman Speyer Properties is a co-developer and equity partner in the project. Delivery expected in 2023.

Renovation plans are underway for the Mexic-Arte Museum. Funding from voter-approved bonds has raised $20 million, in addition to $3.5 million raised by the Museum. Construction is expected to start in 2023 to rehabilitate the 111-year old building.

Block 185

601 West 2nd Street, Austin, TX

The 1.27-acre site being developed by Trammell Crow and with a striking design by Pelli Clarke Pelli Architects will have a high-rise mixed-use building with an underground garage. This 35-story, 594-foot office tower, has an estimated total of 796,525 sq.ft. The entire building is already 100% leased by Google. Scheduled for completion in Q2 2022.

The Hanover Company is building a 44-story, 310-unit apartment tower at the southwestern corner of 5th and Lavaca Streets with nine floors of parking, a ground-floor restaurant and retail space, and two amenity levels for residents. Scheduled for completion in Q1 2022.

Horizon Bank is planning on developing their drive-through bank building at 600 West Fifth Street with a 16-story tower. The new structure will maintain a bank drive-through, while adding 116,000 sq.ft. of office space and a parking garage.

Developer Lincoln Property Co. and architect Duda|Paine proposed a 48-story office skyscraper overlooking the newly renovated Republic Square. The project would be 1.42 million sq. ft., Including 800,987 sq. ft. of office space, 19,423 sq. ft. of ground floor retail space, and 1,644 parking spaces.
